11989 San Ysidro


Nothing new on the market for a while.  This is the house we like best right now.  

Pros: reg sale; our ward; all good schools; big house (3542 sq ft); lovely, big front yard; on cul de sac; backyard is pretty and has lots of play area; big master w/ big closets; nice countertops in kitchen; brand new nice appliances; love the entryway, very open on all sides of stairs; small, closed-off room off front door good for office; lots of light; like the layout of kitchen and family room; nice laundry room with wash basin off garage; pretty dining room; good size bedrooms; nice wood floors, new carpet throughout; AWESOME huge finished basement w/ big rec room plus two other closed off rooms and lots of built in storage, full bath downstairs (flourescent lights in basement, but very bright and light); nice deck; lots of storage in garage

Cons:  Old windows and sticky exterior doors; ancient HVAC and hot water heater; no idea about roof; totally original baths; some trees in backyard, but not forested; next door neighbor yard wide open to back yard; old cabinets and layout of kitchen is a little small; hill in backyard, grading?

Overpriced.  On market for 57 days.  Assess 2012 $377,300 down from $405,700 in 2011; original price 483,000; 469,000; 449,500.  Original owners bought for $184,500 (he's an engineer with x-com that works in Reston; wife died in 2005);

Driving there.  This is at the intersection of Old Bridge and Prince William Pkway, right on the corner by Safeway.

Turn left from Prince William Pkwy.  
This is a busy street.  There is a light, though.
But you don't hear any noise from the house.

Entrance to neighborhood.  Keep going straight and it's the entrance to a wooded public park/bike path that goes to the library.  We often go walking there.  Here's a pic there with dad on one of his visits.

Kitchen is gorgeous.  Love the cabinets, island, countertops, layout and appliances.

Not a huge yard, but doable.   Some grass area for the kids to play.




Some kind of weird white wash on deck, but deck is in good condition.



Hallway is open and wide.


Rooms are a decent size.  Not huge, but bigger than I've seen in lots of homes here.



There is a fourth bedroom I didn't get a shot of.




Baths look good.



Laundry on same level as bedrooms!!  I could cry!

Yep.  A mini kitchen in the basement.  There's also a bath with shower I didn't get a picture of.  Also, there's another room in the basement that would be good for a study.

Middle/high school zoning
Property value in neighborhood.  Assessed at $387,100 in 2012 (down from $388,500 in 2011).  My agent says homes are selling at about 2004 rates, and this house sold in 2004 for $475,000.  I don't think this home would appraise that high.
In 2011, homes in the neighborhood sold for:

$359,000 
$399,000 
$400,000 
They all look like they were regular sales.
